| Presentation is Everything |
In today’s real estate market, presentation is everything. With so many homes for sale, buyers now have a vast selection to choose from, making it more difficult for sellers to sell their home.
What do you do to get an offer for your home in the current “buyer’s market”?
If you know a little bit about presenting your home in the most attractive way possible, you can at least expect to get the attention your home deserves.
Uncluttered homes; spacious, clean and organized; bright and open is the desired look nowadays. Homebuyers are looking for a home to grow into not grow out of. So it is imperative that one make good use of the space they have in their home to prove to potential buyers that they can feel comfortable in your home, regardless of the square footage.
It is also important that you make any necessary repairs before you put your home on the market. First, give a thorough inspection to the interior and exterior of your home, carefully going over every detail. If necessary, enlist the aid of a professional home inspector. It is vital that you clear up any of these problems regarding the safety of your home before you even consider listing it for sale.
After inspecting your home, make all necessary repairs. After that, you are then ready to tackle the “presentation” part of your home. Remove all collectables, and any excess items that detract from the desirability of your home. Remove all personal items from each room, such as pictures, posters, etc.
In the living room, rearrange furniture to set a warm and comfortable stage. If you have a fireplace, show it off! Place the furniture around the fireplace. Also make sure the fireplace is clean; and or painted with a fresh coat of paint, preferable a light color (white is great).
In the kitchen, clear off all countertops, removing all food items, appliances, etc. Give countertops a good cleaning and remove any items from the top of the refrigerator. If you have an eat-in kitchen, clear off the dining table. Place a pretty vase of fresh flowers or a bow of citrus fruit in the center of the table. If the tabletop is worn looking, set out a fresh white linen tablecloth to freshen up the eating area.
If you have a formal dining area, remove extra chairs, neaten up your buffet table or dining hutch making the space appear larger. Replace a dated or worn chandelier with something fresh or modern. Adequate lighting is so important in the dining area.
All bedrooms should be rearranged, removing large pieces of furniture, only leaving the bed, nightstand and perhaps a small dresser. Any large pieces of furniture should be stored away. All closets, small or large need to be organized, removing half of the items inside. This will make closets appear more spacious.
Bathrooms should be cleaned and sanitized. Your bathrooms should be free of clutter, removing laundry baskets, worn linens and window coverings. Make sure to remove wallpaper (A nasty job, but necessary). Light, bright and fresh looking should be the theme of your bathrooms. If needed, paint walls and ceilings a neutral color.
Presenting your home in a manner that will make buyers imagine living in your home is one step on the right track to a quicker and more profitable sale.
